Cumbria has a far higher proportion of traditional construction than most of England: random rubble stone walls, slate roofs, lime mortars and cottages that predate any form of damp-proof course, alongside Victorian terraces in Carlisle and Barrow and modern housing around the market towns.
Traditional buildings need to breathe. Cement renders, modern paints and injected chemical treatments frequently make dampness worse rather than better, and a surveyor who treats an 18th-century cottage like a 1990s semi will give you the wrong advice.
We also look hard at exposure, flooding history, roof coverings and outbuildings, all of which carry more weight here than they would in a sheltered urban street.
