The South East covers Surrey commuter towns such as Guildford, Woking, Epsom and Reigate, Thames Valley property around Reading, Windsor and Maidenhead, and Kent's historic towns at Maidstone, Sevenoaks, Tunbridge Wells and Canterbury.
Much of the region sits on shrinkable clay with mature trees close to buildings, so cracking, distorted openings and previous underpinning are regular findings, and distinguishing historic settlement from active movement is often the central question a survey has to answer.
Alongside that, timber-framed and tile-hung Kentish and Sussex property, and heavily extended commuter-belt housing, both reward a more detailed inspection than the asking price alone would suggest.
