Where appropriate, the report also provides repair cost guidance to help you understand the potential financial implications before you commit to the purchase.

What we look for

What can a Level 3 Building Survey uncover?

The inspection is visual and non-invasive, but considerably more detailed than a Level 2. These are the areas where a Level 3 most often adds value.

Structural movement

Cracking does not automatically mean subsidence. The surveyor considers the pattern, location, width and direction of any cracking, the age and construction of the building, and whether the evidence suggests historic, seasonal or potentially progressive movement. Where the cause is uncertain, we explain what further investigation would be proportionate.

Damp and timber defects

We record moisture readings at accessible locations and consider rising and penetrating moisture, condensation and ventilation, defective rainwater goods and external ground levels. Where dampness has affected timber, we comment on visible decay and insect attack in the areas that can be seen.

Roof defects

Coverings, flashings, chimney stacks, ridges, verges and rainwater goods are inspected from the ground, from windows, from the roof space where accessible and, where conditions allow, by drone. We comment on the accessible roof structure and any evidence of past water ingress.

Alterations and extensions

Removed chimney breasts, opened-up walls, loft conversions and extensions can have structural and regulatory implications. We comment on what can be seen and identify where building regulation approval, planning consent or warranty documentation should be checked by your solicitor.

Drainage and external defects

Accessible inspection chambers, gullies, external ground levels, paving, boundary walls and outbuildings are considered, together with any evidence that surface or foul water is discharging close to the building.

Internal defects and building services

Floors, ceilings, partitions, joinery and finishes are inspected, along with visible evidence relating to the electrical, heating and plumbing installations. Services are not tested; where age or condition suggests further checks are needed, we say so.

What isn't included in a Level 3 Building Survey?

A Level 3 Building Survey is a detailed but non-invasive visual inspection. Being clear about its limits is part of doing the job properly.

Where an area cannot be inspected, or where the evidence suggests further investigation is appropriate, this is identified in the report along with the reason and the type of specialist who should be involved.

  • Destructive or intrusive investigation
  • Opening up concealed parts of the construction
  • Lifting fitted floor coverings unless specifically agreed
  • Moving heavy furniture, stored goods or personal possessions
  • Testing electrical, gas, heating or plumbing systems
  • Specialist asbestos sampling or testing
  • CCTV drainage investigation unless separately instructed
  • Structural calculations or design, unless separately commissioned
  • Invasive timber investigation behind finishes or beneath floors
  • Areas that are inaccessible or unsafe to reach on the day
